About Caya
The Complete Guide to Caya, Arabian Ranches 3
Caya occupies a different category from the townhouse clusters that make up much of Arabian Ranches III. These are standalone villas — detached, with no shared walls — and that distinction matters enormously to a certain type of buyer. When I talk to families who have been renting in Jumeirah or Emirates Hills and are thinking about putting down roots, Caya is usually one of the first places I take them. The combination of villa living, a gated master community, and the AR3 Club infrastructure is genuinely hard to find at this price point in Dubai.
The cluster launched in September 2021 and handed over in December 2024, which means the community is now fully occupied and you can see it as it actually lives rather than as a developer's render. What strikes me most walking through Caya is how well the landscaping has matured — the palm-lined streetscapes and the generous plot sizes mean there is a sense of scale and greenery that takes time to develop and that now feels properly established.
The three configurations offer meaningful choice. The 3-bedroom villa at 2,771 square feet of BUA on a 3,200 square foot plot is the entry point, and it is a proper villa — not a townhouse in disguise. The 4-bedroom steps up to 3,820 square feet on 4,500 square feet of plot, and the 5-bedroom flagship sits at 4,950 square feet on a 6,000 square foot plot. These are homes that families genuinely grow into rather than out of.
Architecturally, Caya reflects the warmer design language that Emaar used across much of AR3 — lighter tones, clean lines, generous fenestration that brings the outside in. The internal layouts are well-resolved: open-plan living and dining at ground level, a covered terrace that makes the rear garden genuinely usable for most of the year, and bedroom configurations that give proper separation between master and family zones upstairs.
The handover is now complete and the community is settled. I have been watching Caya closely since it launched and my honest assessment is that demand — both for purchase and for rent — has held up better here than in almost any other AR3 cluster. The standalone villa typology is simply undersupplied relative to what the market wants, and Caya benefits from that structural imbalance.
