For context: Elie Saab Villas II (Phase 2) launched in June 2022 at higher price points with identical floor plans. Both phases share the same architectural drawings, which means the Phase 1 buyer has the identical product at a lower entry price. Secondary market activity in Phase 1 has been limited — owners tend to hold — which is itself a signal worth paying attention to.
