Bliss stands out within Arabian Ranches III in a way that rewards a second look. Where many of the earlier clusters lean into warm sand tones and traditional Andalusian references, Bliss deliberately takes a different direction — darker façades, sharper lines, and a geometry that feels more in step with how Dubai is building now. It is one of the reasons I kept steering buyers towards it when it launched in April 2021, and why resale demand here has remained remarkably consistent.

The community sits within walking distance of the AR3 Club, which means residents have day-one access to the swimming pools, padel and tennis courts, and the clubhouse without getting into a car. That matters more than most buyers realise until they actually live here. The internal streets are laid out sensibly — wide enough for two cars to pass comfortably, with rear-lane parking that keeps the street frontage clean and the gardens usable.

The 3-bedroom units run to 1,800 square feet of built-up area on plots of around 1,350 square feet, while the 4-bedroom homes step up to 2,550 square feet with plots from 2,000 square feet. Internally the finishes are classic Emaar — not lavish, but honest and durable. The layouts make good use of the ground floor, with a proper separate kitchen and a living and dining arrangement that opens cleanly onto the rear garden. Upstairs the bedrooms are well-proportioned, and the 4-bedroom duplex configuration is particularly well-suited to families who need a bit of separation between the parents' space and the children's.

Bliss handed over in December 2024 and the community is now fully occupied and settled. That is always the point where a neighbourhood truly reveals itself — and from what I am seeing on the ground, residents are happy. The mix of owner-occupiers and tenants is healthy, the community WhatsApp groups are active, and the landscaping has had time to mature. If you are looking at this community, I would encourage you to walk it on a Friday morning before you make any decisions. That tells you more than any brochure.

From an investment perspective, Bliss benefits from the relative scarcity of contemporary-styled townhouses within AR3. The darker exterior palette means it photographs and presents well, which translates into slightly stronger rental demand from the younger professional demographic that has moved into this part of Dubailand over the past two years.
