Ruba came to market in January 2021, a few months after the Sun and Spring launch frenzy had settled, and it brought something subtly different to the AR3 proposition: a touch more space. The 3-bedroom units here start at 1,970 square feet of built-up area — slightly larger than their Phase 1 counterparts — and the 4-bedroom homes sit at 2,640 square feet on plots ranging up to 2,800 square feet on the larger corner and end-of-terrace positions. For families who looked at Sun or Spring and thought "nearly but not quite", Ruba was the answer.

Handover came in June 2023, and Ruba has since settled into life as one of AR3's more sought-after completed clusters. The extra six months between handover and the Phase 1 clusters meant Emaar had the benefit of learning from what residents in Sun and Spring were feeding back, and you can feel that in some of the finishing details and landscaping. The community here has that slightly more recent feel — still establishing its rhythms, but with the unmistakable energy of families who chose specifically and deliberately.

The architectural language in Ruba has its own character within the masterplan. The streetscapes feel cohesive, the setbacks are generous, and the landscaping has been given room to breathe. Those figures have moved considerably since handover, and the premium the market assigns to larger plots in AR3 means the 4-bed corner units in Ruba tend to command strong prices on the secondary market.

Location-wise, Ruba sits at the western edge of the AR3 masterplan, with coordinates that put it close to the community entrance and Sheikh Mohammed Bin Zayed Road. That makes it one of the more accessible clusters for daily commuting, and the ten-minute run to Global Village remains one of the draws that never gets old once you're actually living here.
