Bliss 2 is the natural extension of what Emaar started with the original Bliss cluster, and it was always going to be well-received given how Phase 1 performed. When it launched in June 2022 the market had already shifted considerably — prices across AR3 had moved, and that is reflected in the launch figures here, which came in higher than Phase 1. That said, buyers who secured units early in the Bliss 2 campaign have seen those values move in the right direction since.
The design language is consistent with Phase 1 — the same darker façade palette, the same clean geometric lines that set Bliss apart from the more traditional clusters in the development. Internally the specifications have seen some refinement, with upgraded kitchen and bathroom fittings that reflect where Emaar's fit-out standards had moved by the time these units were being designed. It is a small but noticeable step up.
The 3-bedroom units offer 1,800 square feet of built-up area on plots of approximately 1,350 square feet — identical footprints to Phase 1 — while the 4-bedroom homes sit at 2,550 square feet on 2,000 square foot plots. For buyers comparing the two phases, the practical living experience will be very similar; the difference shows up in the launch price and, in time, the secondary market pricing as the community matures.
Bliss 2 has now completed and handed over. The construction risk is behind you, the homes are built, and the cluster is settling into community life. There are sometimes motivated sellers on the secondary market who want to exit before taking on a tenancy, and because the units are finished you can view the actual home rather than relying on renders — I keep a close eye on the resale market here for exactly that reason.
Bliss 2 benefits from the same community infrastructure that Phase 1 residents already enjoy — the AR3 Club, the padel courts, the running tracks, and the retail strip. The amenities are shared across the wider master community rather than being cluster-specific, so Phase 2 buyers are not at any disadvantage on that front.
